Core Duties and Daily Responsibilities

1. Mechanical Supervisor Responsibilities

• Work Order & PPM Oversight: Plan, schedule, and supervise daily Planned Preventive Maintenance (PPM) routines and corrective work orders across building mechanical assets using Computerized Maintenance Management Systems (CMMS).

• Team Leadership & Site Safety: Lead on-site technician teams, assign shift tasks, ensure strict adherence to Permit to Work (PTW) protocols, and conduct daily safety toolbox talks.

• Asset Diagnostics & Reporting: Conduct detailed technical inspections of pumps, HVAC mechanical components, fire fighting systems, and water supply networks; prepare technical incident reports for the FM project manager.

2. Mechanical Technician Responsibilities

• System Maintenance & Repairs: Execute routine maintenance, chemical washing, belt replacements, bearing lubrications, and mechanical seal overhauls on pumps, air handling units (AHUs), fan coil units (FCUs), and ventilation fans.

• Troubleshooting & Emergency Response: Respond rapidly to facility emergency calls, diagnose mechanical vibration or pressure anomalies, and repair pipeline or valve leaks to ensure zero asset downtime.
